OVERVIEW - Break the Sale of Your Property FAST

Consider following steps to a smooth sale and very fast closing:

1. Gather information

Commission:

How much will they charge you?

You need to ask if they will charge you a flat fee or a commission % after the sale of the home (usually almost this).

I only ask to be paid on commission because it works better for my clients and it gives me more of an incentive to work harder and getting the home sold asap!

How much will you have to pay to the Buyer agent?

Now please be careful. You will see that many people advertise "Sale your Home as low as 2.5%*." The * will indicate that there is more truth to the statement if your read the small font below.

You need to understand that there is a Listing Brokerage commission and a Buyer's Brokerage commission. What this means is you will have to pay your own real estate agent a commission for the sale of your home PLUS the agent who represents the Buyer Brokerage.

Therefore, the 2.5%* really becomes 2.5% (LB) + 2.5% (CB) = 5.0%.

Typically in Toronto Mississauga GTA, you will find that total commission charges are generally 5.0% only sometimes higher or lower.

Moreover, your Listing Brokerage can also become a Buyers Brokerage. This happens when your agent explains he/she must act in the interests of both parties to help close a deal and be totally professional and treat your interests confidentially.

Caution yourself from listing with the lowest commission. You need to ask yourself;

"IF THE AGENT CANNOT NEGOTIATE THEIR OWN COMMISSION -HOW CAN THEY NEGOTIATE YOUR HOUSE FOR SALE?!!!"

Are there any OTHER fees they might charge?

Some agents do charge extra. Sometimes they may ask for marketing fees on top of the commission or other silly things. ASK!

Aside from your 6% GST tax on your commission - you should not be expected to pay your real estate agent. Your agent be hardworking to market your home the right way. If it does not sell, it's NOT your fault he/she is being lazy.

ASK. Why do you deserve this commission?!!

You are willing to pay them so much money for their services so why not ask why they deserve it. How hard will they work? What technology resources do they have? Will they hold open houses for you? Where will they advertise? ASK what makes them standout from all the others.
